What's been the impact on cannabis dispensaries in your neighborhood?

A developer is opening up a dispensary at a major intersection near my house and the neighbors are in a tizzy, worried about increased crime, real estate prices, and exposure to youth. I've been reading into this and it seems like dispensaries although they carry a social stigma, actually end up being positive things for neighborhoods.
