Selling first home. Struggling to price it. Feel like agents are under valuing.
Agent has sent throughexample properties and they are pretty accurate for age and condition. But the location is way different IMO. These places are on main roads or in not great areas. Our place is in the same suburb but the ‘nice’ side near the water. It’s a leafy cul-de-sac with water views.
I want to move it but a bit suss. The agent sold my neighbours place and it went under offer in two weeks and she told me ‘it went for more then she thought’. The neighbours place is directly on the water, bigger with a pool and in better condition, same amount of bedrooms, smaller unlevel backyard. At the moment the agent wants to list ours 200k less then what the neighbours sold for.
Should I just stick to my guns, is there a way to get more info. I’d like to list it for what our bank has valued it at on the CBA app portfolio…Which would be 100k less then the neighbours. (edit im not valuing it at this because of the app im mentioning it because it’s based on data from the area)
When the neighbours sold lots of people were looking at our house some even yelled out that we have a lovely house (mostly original midcentury modern)
Feel like i’m getting sold short….
