Question about an offer we got

How typical is it to get 30 day rent back free, 10 day closing, and closing costs covered?

The offer we're getting is 50k less than we wanted but I'm trying to understand if the above makes up for it or is just a pittance for the 50k difference of what we wanted. The offer is our bottom of the barrel and we were hoping for that extra 50k.
