F&F rate - breakfast included?

Hi all,

I have booked multiple hotels in the past using the Friends & Family rate. Most of the times breakfast is not included but sometimes it is.

I am however never able to see it anywhere even in the cases where it is included. I always have to ask the hotel whether it is included or not.
