First time homebuyer - Is the inspection report giving me a clue to run?
I have run across a beautiful, 1600 sq ft home. It's in a perfect location, and hits all of the "wants and needs" I would consider in a home. I also negotiated it for an extremely cheap price. It was built in 1950, and that might be where some of the problems are coming from. This is my first time buying a home, so I am wondering if some of these things are going to be a money pit or if I am over my head. I was there for the inspection, but these are some of the key notes from the report.
Vital concerns (as described by the home inspector):
- Galvanized plumbing
- No GFCI protection present inside or outside
- Small leaks running into the crawlspace with "possible mold" (they think this is because of gutters and some of the bathroom plumbing). https://imgur.com/UkURKzw and whwl56U.png (910×389) (imgur.com)
- Screws loose on the metal roof and a small gap above the front porch.
- Ceilings have small water stains throughout the house. The area was tested, and it was dry at the time.
- Vapor barrier missing in crawlspace and damaged areas of floor structure noted
- Water going over the edge of gutters. Recommended adding splash blocks or corrugated drain lines to carry water away from foundation
- Only one form of attic ventilation, and insulation appears to be damaged by a pest. Cannot tell if this is new or old damage.
