USPAP Update Class
A brief rant/soapbox moment is ahead.
In my USPAP class, there is an extraordinary amount of questions/examples relating to appraisers just blatantly taking protected class into consideration when working. Like, I get that some of this is necessary for illustrative purposes, but are there really dumbasses in the year 2024 who actively select comp sales from, say, predominantly Black neighborhoods if the subject property is in a completely different part of town because they know the owner of the subject is Black? Really?
Instead of these blindingly obvious examples, could we please have content that addresses things like unconscious bias and how to spot it in your analysis and report, which is a far more likely culprit than actual malice in biased reports. Or how about a brief explanation of the evolution of racist dog whistles, so people can better understand why something they may view as innocuous ("well-maintained" leapt off the screen to me as one) may raise red flags. I understand, I really do, the need for the updated nondiscrimination language in USPAP. But could the content of the classes at least attempt to be useful to anyone who's presumably taken USPAP courses before and is not either a fucking moron or actively biased?
