Where would you buy land near Portland?

This may feel like a loaded question to some, so I ask you be gentle.

TLDR: exploring my options to have a house (we’re mid 30s, no kids, play music, with a dog & want a house instead of apartment or duplex) buying a home for 500k+ seems an out-of-range ball and chain, so we’re considering buying land and putting in a mobile home, it seems cheaper than/comparable to renting and we’d own land. Partner is VERY handy for home repairs… What route would you go to meet goals of having house?

I feel like my TLDR was lengthy, lol. My partner and I are in our mid 30s and we want a homebase. Apartment life leaves something to be desired, what with intimacy being interrupted by a neighbor’s distant cough or the feeling of being an inevitable burden every time I reach for an acoustic guitar. We really want to live in a house.

We thought about tiny homes, container homes, mobile homes, stick built homes… now we’re kind of spinning.

The newest idea is to buy a mobile home and plop it on some land we own… where would you recommend seeking out such land? I doubt the Hawthorne district has anything lol. Maybe Vernonia? Hillsboro?

If anyone wants to chime in on the whole idea, especially with helpful recommendations, I’m all ears.

I understand mobile homes depreciate in value but the land itself probably doesn’t? I also recognize homeowners insurance might be very difficult with mobile homes? Is renting better though? In the renting case, we walk away with nothing?

For reference, my partner is one of those deliciously handy types who can fix things. He works in Hillsboro, I in Beaverton, but commuting up to an hour is something we’re adjusted to.
