2 Bed Apartment in Parkleigh Seven Mills, Dublin 22 Vs 2 Bed House in Station Walk, Newbridge

I'm back with another question and could really use your input. I’m currently in the process of buying my first home and have gone sale agreed on a 2-bed house in Station Walk, Nebridge, priced at €370k. However, an unexpected opportunity has come up, and I’ve received a call about a 2-bed apartment in Seven Mills, Parkleigh (Dublin 22) priced at €385k.

Here’s the situation:

  • Station Walk, Nebridge: 2-bed house, €370k.

  • Seven Mills, Parkleigh: 2-bed ground floor apartment with a 3-bedroom townhouse above it, €385k.

I’m 28 and eager to get on the property ladder, but now I’m torn between these two options. I would love some advice on which one you think would be a better choice in terms of area, future value, and overall livability.
